Common-area cleaning for residential towers in Sydney CBD NSW 2000, from apartment buildings around Darling Harbour and Haymarket to towers near Circular Quay. In a high-rise, the cleaning is shaped by how the building runs: access times, lift bookings, inductions and the dock. We plan around those first.

CBD strata schemes are usually run by a building manager on behalf of the owners corporation, and every contractor works to that manager's rules. So the start-up is mostly paperwork and access: inductions completed, insurance documents lodged, fobs or keys issued, and a set time for using the service lift.
Once that is settled, the written scope sets out each zone of the building, how often it is cleaned and in what order, so the cleaners finish the lobby and lifts before residents leave for work and do corridors and car park levels in quieter hours. The building manager gets a copy, which makes it easy to check what was done.

02 4071 4022| Zone | What the scope covers |
|---|---|
| Ground-floor lobby and concierge desk | The first thing residents and visitors see. Floors, glass entry doors, the concierge counter and parcel room are usually cleaned on every visit, before the morning rush. |
| Lift cars and lift lobbies | High-rise buildings may run several lift banks. Mirrors, buttons, stainless steel and door tracks are done floor by floor, and the building manager tells us when a lift can be taken out of service for detailing. |
| Residential corridors | Carpet vacuuming and spot treatment, skirting, fire-door glass and corridor lights, worked through on a rotation so every level is covered over the cycle. |
| Car park levels and ramps | Sweeping, removing oil and litter, cleaning the lift lobbies on basement levels, and keeping bike and storage cages tidy. On some days this is booked around the car-park scrubber or a line-marking contractor. |
| Waste rooms and chute discharge | Tower waste rooms take the output of every floor. Cleaning and deodorising the chute room and the bin hold is scheduled around the building's collection times. |
| Pool, gym and rooftop amenities | Shared facilities are cleaned on their own task list, with times set by the building rules so residents can still use them. |
Mixed-use buildings with retail or office floors below the apartments can be scoped together; see our Sydney CBD commercial cleaning page for the commercial side, or the Sydney strata cleaning overview for buildings outside the city.
In a CBD tower the building manager controls access, lift bookings and contractor rules. We agree the visit times, the key or fob process and the sign-in procedure with them before the first clean, and the concierge is told which areas are being worked on each visit.
Yes. Most CBD buildings ask contractors for a site induction, safe work method statements and proof of insurance before they start. Our cleaners are police-checked and insured, and we send the certificate of currency and other documents to the building manager on request.
Where the building requires it, equipment and consumables come in through the loading dock at booked times instead of through the residential lobby. We find this out at the walkthrough so it can be written into the scope.
The price depends on the number of floors, lift banks and car park levels, the amenities, and how often each zone is cleaned. After a free site walkthrough we send a written scope with a fixed price. Agreements run month to month with no lock-in.
We can walk the tower with your building manager and have the documents ready before the current contract ends.
