Commercial Cleaning Sydney CBD

Pro Clean Corp provides commercial cleaning in the Sydney CBD: office floors, retail tenancies, strata lobbies and end-of-trip rooms across the 2000 postcode, cleaned after hours by police-checked, insured crews working to your building manager's rules.

Crews are run from our Seven Hills office. Each building gets a free walkthrough, then a written scope and a fixed price, month to month with no lock-in.

Commercial cleaning Sydney CBD office floor

Commercial cleaning in the Sydney CBD, in short

  • • Buildings: office towers, retail and food tenancies, strata and government floors
  • • Hours: after hours or before opening, inside your building's access windows
  • • Compliance: contractor induction, SWMS and insurance lodged with the building manager
  • • Price: fixed per visit after a free walkthrough, month to month, no lock-in

What do CBD buildings need from a commercial cleaner?

Cleaning in the city is shaped by the building more than by the tenant. A law firm on Martin Place, a bank floor at Barangaroo and a start-up in a refurbished warehouse off Clarence Street all want clean desks and bathrooms, but each building sets its own rules on when contractors can enter, which lift they use, where rubbish goes and who signs off the visit. We plan every CBD site around those rules first.

Building types we clean

In premium and A-grade towers along George, Pitt, Castlereagh and Macquarie Streets the work is mostly open-plan floors, executive suites, boardrooms, tea points and the end-of-trip facilities that now sit in most basements. B-grade and heritage buildings in the Rocks and around Wynyard, where older lifts, timber floors and smaller risers change how a crew moves through the building, need a different plan again, as do ground-floor retail and food tenancies around the QVB, Pitt Street Mall and Haymarket.

After-hours access and security

Most towers lock down floors after hours and issue contractor passes per person, so we give the building a list of the named cleaners on your site and return passes if someone leaves the team. Crews sign in at the security desk, use the freight or goods lift where the building requires it, and keep to the noise and lighting rules for floors where staff work late. If a floor has alarmed zones or a comms room, we agree in writing which rooms are cleaned and which are left alone.

Building manager and strata requirements

Before the first clean we complete the building's contractor induction and lodge our public liability certificate, SWMS and chemical safety data sheets with the building manager. Waste is separated to the building's streams, usually general, co-mingled recycling, paper and organics, and taken down at the times the loading dock allows. For residential towers in the CBD and Haymarket, we follow the strata manager's roster for lobbies, lifts, corridors and amenities and record each visit in the building's contractor log.

How a typical CBD clean runs

A standard night on an office floor covers workstations and touch points, kitchens and dishwashers, washrooms and consumables, vacuuming and hard-floor mopping, and emptying bins to the building's waste room. Periodic work such as carpet extraction, high dusting, glass partitions and stone-floor care is booked into quieter weekends so it does not clash with the building's own works. Each visit is checked against the written scope, so anything missed is easy to raise and follow up.

How much does commercial cleaning cost in the Sydney CBD?

CBD pricing is set building by building. The main factors are:

  • • Floor area and fit-out: open plan, offices, glass partitions and stone or timber floors
  • • Kitchens, washrooms and end-of-trip facilities on the scope
  • • Visits per week, and whether a day cleaner is added
  • • Building rules: induction, lift bookings, waste streams and access windows
  • • Periodic work such as carpet extraction, high dusting and hard-floor care

We check all of this on a free walkthrough and confirm a fixed price per visit in writing. See our commercial cleaning cost guide for how these factors affect a quote, or request a commercial cleaning quote.

Commercial Cleaning Sydney CBD: Frequently Asked Questions

What are commercial cleaning rates in the Sydney CBD?

We do not publish a flat CBD rate, because two floors of the same size can need very different work. The price depends on floor area, kitchens and washrooms, visits per week, periodic tasks and the building's access and waste rules. After a free walkthrough we send a written scope with a fixed price per visit, on a month-to-month agreement with no lock-in.

Can you work within our building manager's rules?

Yes. Before the first clean we complete the building's contractor induction, lodge SWMS and insurance certificates with the building manager, and agree on loading dock times, freight lift bookings, waste room access and how after-hours passes are issued and returned.

What hours do you clean CBD offices?

Most CBD tenancies are cleaned between 6pm and midnight, after the floor has emptied and before the building's security lock-down. Retail and food tenancies near the street are often done before 7am instead, so the floor is dry before the morning rush along George and Pitt Streets.

Do you clean strata common areas in CBD residential towers?

Yes. We clean lobbies, lifts, corridors, gyms and pool areas in CBD and Haymarket residential towers, working to the roster set by the strata manager or building manager and logging each visit in the building's contractor register.

How far are you from the CBD?

Our office is in Seven Hills, in Western Sydney. CBD sites are cleaned by evening crews sent into the city, and the fixed price in your written scope already allows for that, so travel is not charged as an extra. We try to keep the same cleaners on your site week to week.

Are your commercial cleaners police checked and insured?

Yes. Every cleaner we place in a CBD building is police checked and covered by our insurance, and certificates are lodged with the building manager as part of the contractor induction.
